Welcome to Our Property!

We want you to have the best possible stay with us filled with comfort and luxury.

Here are a few house rules from us to you to ensure everybody can enjoy their visit just as much as you.

Please may we have no guests stay the night unless they have been accounted for in the booking, if you have a booking of 2, please ensure there are no more than 2 guests who will stay the night during your visit. Please feel free to book a larger space for larger groups.

No smoking on the premises under any circumstances. If any illegal substances are brought on to the property will result in further action to be taken.

There must be no parties thrown in the property without prior authorisation. If you would like to book a property for a party event, please feel free to contact our team directly.

We have a state-of-the-art sound restriction system which will notify you if you have exceeded the sound maximum of your room. Two warnings will be issued, and upon the third warning you may be asked to vacate the property.

Terms and Conditions

1. Prices and Taxes

Rates: All prices are quoted in GBP (£) per apartment, per night. Prices may vary depending on the season, availability, and length of stay.

2. Payment and Terms at Check-in/Check-out

Payment: Full payment is required at the time of booking unless otherwise specified. Payment can be made via credit/debit card. We accept major cards including Visa, MasterCard, and American Express.

Security Deposit: A refundable security deposit may be required at check-in to cover any potential damages. This will be refunded upon satisfactory inspection of the apartment at check-out.

Check-in: Check-in time is from 3:00 PM. Early check-in is subject to availability and may incur additional charges.

Check-out: Check-out time is by 11:00 AM. Late check-out may be arranged in advance, subject to availability and additional charges.

Cancellation Policy: Cancellations must be made within 14 days of the check-in date to receive a full refund.

3. Traveling with Minors

Age Requirements: Guests under the age of 18 must be accompanied by a parent or legal guardian.

4. Accessibility or Special Needs

Special Requests: We will do our best to accommodate special requests (e.g., ground floor apartments, extra amenities), but they cannot be guaranteed and may be subject to availability and additional charges.

5. Parking

On-site Parking: We currently do not have any on-site parking.

Off-site Parking: Additional parking is available nearby. Guests are responsible for checking the terms and charges for off-site parking facilities.

6. Dispute Resolution/Issues

Complaints: Any issues during your stay should be reported to management immediately. We will make every effort to resolve the problem during your stay.

Dispute Resolution: If a dispute arises that cannot be resolved directly, we agree to attempt mediation in good faith before pursuing other legal remedies. Any unresolved disputes will be subject to UK law and the exclusive jurisdiction of UK courts.

7. Use of Personal Information

Data Collection: We collect personal data for the purpose of processing bookings and providing services. This information will be kept secure and used in accordance with our Privacy Policy.

Data Sharing: We do not share your personal information with third parties except as required by law or to protect our rights and property.

8. Liability

Guest Responsibilities: Guests are responsible for any damage caused to the apartment or its contents during their stay. The cost of any damage or missing items will be deducted from the security deposit or charged to the guest.

Limitation of Liability: We are not liable for any loss or damage to personal belongings during your stay, unless caused by our negligence. This includes, but is not limited to, loss or damage resulting from fire, theft, or personal injury.

9. Force Majeure

Events Beyond Control: We are not liable for any failure to perform, or delay in performance of, any of our obligations under these terms due to events outside our reasonable control, such as natural disasters, pandemics, strikes, or governmental restrictions.

10. Third Party Rights

Exclusion of Third Party Rights: These terms and conditions do not confer any rights on third parties, including under the Contracts (Rights of Third Parties) Act 1999.

11. Waiver

No Waiver: If we fail to enforce any of our rights under these terms, it will not constitute a waiver of those rights. Any waiver must be in writing to be effective.

12. Severance

Severability: If any provision of these terms is found to be illegal, invalid, or unenforceable by a court, the remaining provisions will remain in full force and effect. The illegal, invalid, or unenforceable provision will be replaced by a valid provision that most closely reflects the original intent.
